Listing videos from photos: the 2026 playbook

Video is where listing attention lives now — Reels, TikTok, YouTube Shorts, and increasingly the portals themselves. The old answer was a videographer: $300+ per listing, a scheduling dance, and days of editing. The 2026 answer is that your photo set already contains the video.

What image-to-video actually produces

Modern image-to-video models take a still photo and generate smooth, cinematic camera motion inside it — a slow push into the living room, a drift across the kitchen. String several clips together and you have a listing tour that feels shot, not slideshowed. It's not a walkthrough replacement for luxury properties with cinema budgets; it's the video tier every other listing never had.

The playbook, step by step

  1. Curate five to eight hero shots. Lead with the exterior (a twilight conversion makes the strongest opener), then the best living spaces. Vacant rooms should be staged first — motion draws even more attention to bare walls than a still does.
  2. Generate clips per photo. Each hero shot becomes a few seconds of motion. Regenerate any clip that doesn't flatter the room.
  3. Assemble per platform. Vertical (9:16) for Reels, TikTok and Stories; landscape (16:9) for MLS, YouTube and your site. Same clips, two crops — publish both.
