The best virtual staging software in 2026, compared

Pricing & Tools · July 12, 2026 · 9 min read

Virtual staging tools split into two very different species: instant AI generators and human editing services. Which one is "best" depends entirely on whether you optimize for speed and per-photo cost or for hand-finished control. We checked every vendor's public pricing in July 2026 — prices below are theirs, verbatim, and will change; always confirm on their sites. And yes, estateo is on this list: we've marked our own entry clearly so you can apply extra salt.

The instant AI tools
Collov AI is the feature-broadest AI option: staging with unlimited regenerations, furniture removal, twilight conversion, weather and seasonal edits, and AI tours on higher plans. Plans run $19–127/month; overage photos cost $0.24. The free trial watermarks its outputs, and there's no pay-per-photo without a subscription.
VirtualStagingAI focuses tightly on staging done fast: 50+ styles, furniture removal included, unlimited re-renders, no watermarks on any plan, and API access on the $79 Enterprise tier. What we didn't find: twilight or video. If staging is all you need, its Standard plan ($19/month, 20 photos) is straightforward.
Apply Design offers two modes — one-click auto staging and a drag-and-drop DIY editor where you place furniture yourself. Coin pricing works out to roughly $7–10.50 per image, with a ~15-minute turnaround on auto staging. It's the middle ground between AI speed and manual control.
REimagineHome takes a chat-based approach and goes beyond staging into renovation and landscaping concepts. Plans span $14–99/month. One caution from its own user community: renovation-style outputs can imply changes that don't exist in the property, which is exactly what MLS disclosure rules frown on — fine for ideation, be careful with listings.
estateo — our tool, judge accordingly. The angle is breadth per credit: staging, style swaps, decluttering, twilight and listing videos share one credit pool, unused plan credits roll over, and top-ups never expire. On Pro ($39/month, 400 credits) a staged photo works out to about $0.20. Generations take ~30 seconds — slower than the 10-second tools, faster than lunch. First photos are free without a card, and every example we publish is a real output you can inspect with a slider.
The human services
BoxBrownie is the veteran human-editing service: virtual staging at €30 per photo with a 48-hour turnaround, plus a very wide menu (floor plans, renders, copywriting). Its killer policy is unlimited free revisions for two months — a human fixes exactly what you ask. (Their prices displayed to us in EUR; check your local pricing.)
Styldod offers similar human-made staging at $23 per image ($16 at 8+ images), 24–48 hour turnaround, unlimited free revisions, and cheap add-ons like day-to-dusk from $4. Rush delivery costs extra.
How to choose
- You list or shoot weekly and want media the same day → an AI tool. Compare Collov, VirtualStagingAI and estateo on the features you'll actually use (twilight? video? decluttering?) — the per-photo costs are within cents of each other.
- You have one flagship listing and very specific furniture wishes → a human service. BoxBrownie's and Styldod's revision policies buy you control that AI's "generate another variant" loop can't fully match.
- You want to hand-place furniture yourself → Apply Design's DIY mode is the only real editor in the group.
- You're ideating a renovation, not marketing a listing → REimagineHome is built for exactly that.
Whichever you pick, run the three quality checks from our how AI staging works guide on the vendor's examples — and check ours the same way in the gallery. Disclosure rules apply to every tool on this list: staged photos get labeled, here's how.
